# Accuracy and revisions

> What the disclaimers on a report mean, and how to request a revision.

Reports typically land within a square of a careful hand measurement. When conditions at a property make that harder to guarantee, the report says so explicitly rather than leaving you to find out on the roof.

## Disclaimers on a report

An estimator adds a disclaimer when something about the property limits what can be verified from imagery. Treat each one as a specific instruction about what to re-check before you commit to a number.

<AccordionGroup>
  <Accordion title="Low quality imagery" icon="image">
    > Warning: Due to low-quality imagery at this location there is a chance that this report contains errors. Please double check all measurement and pitch details.

    The available imagery for the property is not sharp enough to measure with full confidence. **Re-check both measurements and pitch** before bidding tight.
  </Accordion>

  <Accordion title="Trees obscuring the roof" icon="tree">
    > Warning: Due to trees obscuring the view of this roof, there is a chance that this report contains errors. Please double check all measurement and pitch details.

    Tree cover hides part of the roof. Facets under canopy are the ones most likely to be off — check those specifically.
  </Accordion>

  <Accordion title="Pitch not independently verified" icon="triangle-ruler">
    > Warning: we were not able to independently verify the pitch of this roof. Please double check pitch details.

    Measurements are sound but pitch could not be confirmed from a second source. Since pitch drives squares, **verify pitch on site** — a pitch that is one increment off moves your total area.
  </Accordion>

  <Accordion title="Estimated overhang" icon="ruler-horizontal">
    Appended automatically when the report contains estimated-overhang line items. The overhang dimension was estimated rather than measured directly, so eave-related quantities carry more uncertainty than the rest of the report.
  </Accordion>
</AccordionGroup>

<Warning>
  A disclaimer is not a formality. It marks the specific quantity that is least certain on that report. If you're bidding with thin margin, verify the flagged item on site.
</Warning>

## Requesting a revision

If a measurement doesn't match the roof, request a revision rather than adjusting the numbers yourself — that keeps the report and the proposal consistent.

<Steps>
  <Step title="Open the request">
    Find the property in your requests list and open it.
  </Step>

  <Step title="Describe what's wrong">
    Be specific about which facet or measurement is off and what you observed. "South-facing facet reads 8/12, measured 6/12 on site" gets a faster, correct turnaround than "measurements look wrong."
  </Step>

  <Step title="Attach evidence if you have it">
    Photos from site, or your own measurements, let the estimator reconcile the difference directly instead of re-measuring from scratch.
  </Step>
</Steps>

## Helping accuracy up front

The most effective thing you can do is flag known complications when you submit:

* Recent additions or new construction that imagery may predate
* Which structure to measure on a multi-structure property
* Detached garages or shops that should be included or excluded
* Heavy tree cover you already know about
